Boston Neighborhood: Financial District
|
| Description: Broadluxe is a new nine-story mixed-use property in the heart of the Financial District at the intersection of Franklin and Broad Streets. Designed by the Boston firm of Melton Ferre Associates, Broadluxe artfully combines elements of original 19th-century mercantile architecture with a stylish, new contemporary glass and steel addition on floors 7, 8, and 9. The effect is at once familiar, but intriguing, balanced in scale but set firmly in the 21st century. Broadluxe is an elevator building, with anywhere from 2 to 7 units per floor, with each unit having its own basement storage space. There is no onsite parking, deeded parking is available via the Folio building across the street, or there are rental options in the area.
Loft-style condos at Broadluxe range anywhere from 540 square foot studios, up to the dual three-bedroom 1,800 square foot penthouse units. Different ceiling heights impact pricing, whereby the 6th floor units typically have the most economical pricing based upon 8 foot ceilings. The Broadluxe was taken to auction on June 21, 2008 at the nearby Langham Hotel, where 29 of the 44 units were sold (66%). Sales immediately following the auction were strong, in addition to resale units hitting the market.
